Proposal

Variation of Condition 2 (drawing numbers) of planning permission approved 27/03/2023 for the proposed removal of rear external staircase, new flat roof over outdoor kitchen to lower ground floor rear terrace, increase size of rear lower ground floor patio, changes to fenestration, new external steps from the ground floor side patio to the lower ground floor drive, protective railings to side patio, opening up of an existing doorway to arch in courtyard and insertion of a glazed roof-light to the entrance hall. To amend the position of the flat roof over the proposed outdoor kitchen at lower ground floor level is to be amended, with the roof of the structure forming a new decked extension to the existing ground floor patio, accessed directly from the kitchen. The external steps connecting the ground floor side patio to the lower ground floor driveway are to be repositioned, with the protective railings extended to provide guarding along the edge of the new structure. The door between the proposed outdoor kitchen and the lower ground floor gym is to be reduced from a double door to a single door. The existing window opening between the sitting room and the proposed deck is to be replaced with double doors, retaining the existing opening width. Data via plota.co.uk

Site constraints 8

Green belt: London
Inappropriate development needs very special circumstances.
Green belt policy allows a short list of exceptions, such as limited extensions and replacement buildings. Anything else needs very special circumstances that clearly outweigh the harm.
Surrey Hills National Landscape
Great weight to conserving the landscape; major development restricted.
Previously an area of outstanding natural beauty, which is still the designation in law. Since 2023 authorities must seek to further its purpose, not merely have regard to it.
St Catherines Guildford Town Centre conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Also on the record
Nature recovery project: Heathland Connections; Inside the Artington built-up area; Priority habitat 13 m away: Deciduous woodland; the 1970s provisional farmland map had this area as grade 3, but it predates the buildings here and the current map does not class it as farmland.
Not affected
Outside flood zones 2 and 3 · No listed building at the site · No scheduled monument at the site

Checked on 11 September 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
