Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting: The application site is a two-storey detached dwelling located along Tavistock Avenue in Ampthill. The proposal is for the erection of a single storey side and rear extension, a front bay extension, and a widened vehicle crossover to a width of approximately 9 metres. The proposed front bay window extension would be readily visible to the streetscene, however, it would to be constructed with materials to match the existing dwellinghouse, and is considered to form a modest addition to the dwellinghouse, with minimal impact on the character of the dwelling and the wider street scene. The proposed rear and side extension would not be visible within the streetscene. It is considered the proposed rear extension would be subservient and constructed in materials to match the existing dwelling. As such, the proposal would not result in a detrimental impact to the character and appearance of the area. In terms of neighbouring amenity, the proposed bay window would be sufficiently separated from neighbouring dwellings. The proposed rear extension would be approximately 1.5 metres from the shared boundary with neighbouring dwelling, No. 48 Tavistock Avenue. The proposal would extend from the rear of the dwelling by 3 metres, and would comply with the 45-degree rule of light, as required by the Central Bedfordshire Design Guide. The proposed side extension would be approximately 1 metre from the shared boundary with No. 3 Morris Gardens. The proposal would be single storey, with the roof sloping away from the boundary, and would therefore not give rise to an overbearing impact or loss of light to this neighbouring dwelling. All other neighbouring dwellings would be sufficiently separated and/or screened from the proposal. Therefore, it is considered that the proposal would not result in a detrimental impact on neighbouring dwellings in terms of loss of light, loss of privacy or an overbearing impact. The proposal would not increase the number of bedrooms at the property and therefore the parking requirements would remain the same. The proposal includes the extension of the existing vehicle crossover at the site and increase in number of off-street parking spaces. The Council's Highways Officer has raised no objection. The provided plans show the proposed crossover to be in excess of 6 metres and would therefore be required to enter into a Section 278 Agreement of Highway works. The Highways Officer requested a condition for compliance with details of the junction, however this is covered by the approved plans condition. The vehicle crossover would be dealt with and constructed by the Highways team on submission of an application for the dropped kerb. It is unlikely that the proposal will negatively impact the public highway or the off-street parking on site. Ampthill Town Council were consulted on the application and support the proposal. The application was subject to public consultation and no representations were received. The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan (2021), Section 11 of Central Bedfordshire Design Guide (2023), Parking Standards for New Developments SPD and Policies DP3, P3 and TR6 and of the National Planning Policy Framework (NPPF, 2026).Reasons for Granting: The application site is a two-storey detached dwelling located along Tavistock Avenue in Ampthill. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax.If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption.Contact the Council for advice on 0300 300 8306.
