“Vehicular access to the site will be from the existing estate road, with the proposed access road constructed in bituminous material and upgraded to a 6.0m carriageway width to facilitate safe two way movement. Rear access to the properties will be retained via a spur connection from the improved access road. The minor junction layout has been revised to position give-way markings behind the footway, to promote pedestrian priority across the junction.”

“The application site comprises an area of managed grassland located to the east of Cwm Clydach Country Park. The land is largely level, with the exception of a drainage ditch running along its southern boundary. It is situated between the main highway to the south and an access lane to the north, which is used by neighbouring residential properties for access and parking.”

“The surrounding area is mixed in character. Cambrian United FC lies to the south, while the existing car park serving the country park is positioned to the west, separated from the site by a group of trees. Cambrian Industrial Park is located to the south west, and residential areas lie to the north, with the closest neighbouring properties situated along Railway Terrace.”
