“The Proposal: The proposal is a Full Application and proposes; • The change of use of the land to allow the siting 145 lodges on the site, 124 within the part of the site that currently contains the golf course and 24 in the more exposed field. This would be in addition to the 81 lodges already approved outside of the redline site area. Placing the holiday lodges on part of the existing golf course would result in it being reduced from 18 holes to a 9-hole course.”

The site covers 14.1 hectares within an existing holiday park, outside development boundaries, with open countryside, footpaths, wildlife areas and flood designations nearby.

“The Great Comberton Conservation Area covers the centre of the village and extends northwards towards the south boundary of the site. Marybrook Bridge Lane runs along the eastern boundary from which the site is accessed. Access into the site to the existing lodges, golf course and clubhouse is already in place. The site sits outside of the designated development boundaries within open countryside.”

“The site already benefits from an existing clubhouse building which provides a range of facilities including a bar and kitchen which benefits holiday occupants as well as any ‘pay and play’ golfers. It lies close to the Cotswolds National Landscape (Bredon Hill) which boarders the south boundary of the larger site (light blue).”
