“The application site is located within the south of the village of Deanshanger, to the north of High Street. The site is bordered to the north by the wider piece of land which the site is a part of, beyond which is a public footpath. The site is bordered to the west by a public footpath, beyond which are residential dwellings of a variety of designs and some of which front the public footpath.”
“The site itself today consists of just under 1ha of unused land. The site features vegetation throughout, the most significant of which is located along the site boundaries. An abandoned building is also present in the south of the site, close to the access. There is a tree protection order in place in relation to two large conifers in the south-west of the site, to the rear of 73 High Street. Access to the site is taken off Hayes Road, which intersects with High Street.”
