The site included the Grade II listed Overstone Hall, its gardens and former parkland, beside a school, golf course, lake and protected trees.
“The application site encompasses Overstone Hall and it’s immediate associated gardens. Overstone Hall was listed at Grade II in 1983 in recognition of its national significance as a building of special architectural and historic character and interest. Within the wider former parkland are a number of residential properties and Overstone Park Golf Course which are located to the south and south west of the application site.”
“Overstone Hall is a mid-nineteenth century country house situated to the south of Overstone village, originally set within extensive parkland which now survives in remnant form. The Hall is approached from the north along a private tree-lined drive. The trees along the driveway, and many of those around the house and within the gardens and former parkland are protected by a tree preservation order.”

“During the debate, Members of the Committee acknowledged that restoration of the Hall would not be feasible without the delivery of the enabling development, however remarked that the proposed design could lend further sympathy to the ancient character of Overstone Hall and its surroundings, and accepted that the Applicant would need to address the objections raised by West Northamptonshire Highways regarding the access onto Sywell Road.”
“In response to questions from the Committee regarding whether it would be possible to address such actions via condition, the Head of Development Management explained that such matters were fundamental to the principle of development and could not be managed by condition or obligation, and therefore the applicant would be required to address objections raised by statutory consultees in order for the application to progress further.”
