Members’ discussion
Members discussed possible overdevelopment, the height above garden walls, impacts on well-used gardens, lowering ground levels, overshadowing and fire safety.
“Some Members raised concern that the application could amount to overdevelopment, whilst the application would result in the proposed units being up to 0.5m taller than the existing garden walls in some areas. It was added that the existing gardens were small, but very well used by existing residents, whilst comments were made regarding the viability of any significant development on the site.”
“Official schemes that had been considered recently by the Committee, and appeared to be well thought out with regards to the changes in land levels across the site. There were no requirements from an officer perspective to require the units to be further sunk into the ground in order for them to be acceptable. Regarding fire safety, it was noted that historically developed sites might not meet the current building regulation requirements.”
