“The site is located within the Green Belt and within the Larger Rural Settlement of Lingfield, although it is noted that the boundary of this settlement area is located on the eastern and southern boundaries of the site. It is accessed from the west via a private cul-de-sac, Camden Road. This locality is characterised by detached two-storey residential properties of traditional form and style.”
“The proposed development would involve the use of an access road (existing) leading down gently to the end of the main garden area to land which is mostly hard landscaped with an outbuilding surrounded by trees on the eastern, southern and western sides. Open Green Belt land is immediately outside the application plot. The land slopes down to the east and currently comprises an existing access road, hardstanding and an outbuilding.”
