Dwelling extension and alterations at 1 The Old Post Office, Ipstones
Summary of planning committee decision
Decided by Staffordshire Moorlands Planning Applications Committee on 11 Dec 2025.
Earlier committee consideration
The committee deferred the application after concerns about the flat-roofed glazed area and its fit with the historic property and conservation area.
“This application was presented to the October 2025 meeting of the Planning Applications Committee. After debate, Members resolved to defer the application for amendments to the design of the scheme. Councillors raised concerns with the design of the flat roofed glazed area, citing that it was not in keeping with the historic nature of the property or Conservation Area.”
“The applicant prepared amendments to the scheme, and submitted these for consideration by Officers. However these amendments were very minor in nature amounting to a brick pillar being added to the corner of the extension, and were not considered to address the concerns raised.”
Officer report

“That the application be REFUSED for the reasons and based on the policies contained within the report;”
“That in the event of any changes being needed to the wording of the Committee’s decision (such as to delete, vary or add conditions / informatives / planning obligations or reasons for approval / refusal) prior to the decision being issued, the Head of Development Services…”
