The 42.3-hectare site was agricultural land with grassland, watercourses, scattered trees and degraded peatland near a local nature reserve.

“The existing site currently comprises of agricultural land which includes areas of marshy grassland, semi-improved neutral grassland and small watercourses with trees scattered across the site. A large area of the site includes degraded peatland. There are no environmental designations within the site boundary, however, it is noted that the site is in proximity to Langlands Moss Local Nature Reserve which the application site provides ecological connectivity to.”

“The site is bound to the north-east by an area of land that is also included within the Development Framework site designation. To the east is Langlands Moss Local Nature Reserve (LNR), to the south is agricultural land, and to the west and north- west are residential areas.”
