What officers recommended

Officers recommended approval because the design, scale and location were acceptable and the proposal would not significantly affect neighbouring amenity.

“Conclusion and planning balance The proposed development will increase the built form of the property however it is considered to be acceptable on balance given its location, scale and design in the context of the existing dwelling and the area within which the application site lies.”

“It is also considered that the proposals will not adversely impact the neighbouring properties. As such, the proposals would be considered to be in accordance with the requirements of the NPPF, the Council's Design Guide SPD, Policies BNE1 and INF2 of the LP1 and policy H27 of the LP2.”
