House extensions and garage at 52 Weston Road, Aston-on-Trent, Derby
Summary of planning committee decision
Decided by South Derbyshire Development Management Committee on 2 Jun 2026.
What was proposed
The application sought a two-storey side extension, front extensions, a detached garage and other works at the dwelling.
“Proposal: Proposed two storey side extension, single and two storey front extension, the erection of a garage and other works at 52 Weston Road, Aston-On-Trent, Derby, DE72 2AS Ward: Aston Reason for committee determination This application has been called in to committee by Councillor Atkin. Executive Summary The application site is located just off the main Weston Road, Aston, and is one of six dwellings that are set back in a cul de sac location.”
“Amended plans have been received throughout the course of the application which have reduced the impact to some degree, however it is considered that these amendments do not fully overcome the concerns and would still introduce a design that is at odds with the pair of semi- detached dwellings, being out of balance and overly bulky on a prominent corner position. The application is recommended for refusal due to the design concerns.”
Officer report
Earlier planning history
A previous permitted development enquiry concerned a shipping container, while neighbouring homes had already been extended or altered.

Officer report
Why officers recommended refusal
Officers considered the projecting gable dominant, overly bulky and out of keeping with the uniform semi-detached pair and prominent corner position.
“The application site is part of a pair of un-interrupted, semi-detached dwellings that are uniform in character. The existing dwelling comprises of a pitched roof and small first floor windows on the façade that are recessed within the eaves and finished with mini gables. The proposed gable extension on the façade is considered to be dominant and an unduly out of keeping feature and will disrupt this level of uniformity.”
“While amended plans have been received which have reduced the impact, it is considered that these amendments do not overcome the concerns and would still introduce a design that is at odds with the pair of semi-detached dwellings, being out of balance and overly bulky on a prominent corner position. The proposal therefore fails to comply with the relevant local and national level planning policy.”
