There are four listed buildings on the A444 Acresford Road including: Grange Farmhouse and attached garden wall and railings (Grade II); Farm building to the north of Grange Farmhouse (Grade II); Overseal House (Grade II*); and 16 Acresford Road (Grade II).”

The site was agricultural land south of Valley Road, crossed by public footpaths, within the River Mease catchment and outside Overseal’s settlement boundary.

“70m to the west of the A444 Acresford Road on the south-western side of Overseal. It is bordered by Valley Road and no. 37 (Bumble Cottage) to the north, the gardens of properties on Squirrel Walk to the east, a historic wall and agricultural land to the south, and agricultural land to the west.”

“The application site is located in the National Forest and, as per Policy INF8 of the Local Plan Part 1 (2016), 0.26ha land within the development would need to be set aside specifically for National Forest planting. The submitted landscaping proposal does not contain any woodland, contains too few trees and a large proportion of the area is a drainage pond, such that it is not clear how the 30% National Forest planting requirement would be met.”
