Two-storey house extension at 314 Bradford Road, Castle Bromwich, Solihull

Summary of planning committee decision

Decided by Solihull Planning Committee on 17 Sept 2025.

PL/2025/01244/MINFHOApproved

What was proposed

A two-storey side and rear extension was proposed at the house.

“Local plan policy P15 seeks to ensure that development proposals achieve good quality, inclusive and sustainable design that conserves and enhances the local character, distinctiveness, and streetscape quality.”

“In addition to this the adopted House Extension Guide states that extension should be designed to integrate with the style and character of existing dwellings. The level of enhancement required is dependent on and proportionate to the scale and nature of the development. The development in this case, is a domestic householder extension for a two storey side and rear extension and so in line with the guidance of the House Extension Guide.”

Officer report

The site and surroundings

The extension would retain a one-metre shared boundary and use materials matching the existing house.

“The additions are simple in their design and concept and are considered proportionate additions that relate well to the host dwelling and surrounding street scene. The proposed two storey side extension is fully subservient to the main house, it is set down from the main ridge, set back from the front elevation by 440mm and retains the 1m shared boundary between neighbours. The proposed extensions are a textbook example of what is considered acceptable in the SPD HEG.”

“The proposed extensions harmonise with the design of the existing dwelling, are to be constructed of materials to match the host dwelling and therefore considered to be of good design quality which respects the local character, distinctiveness and street scene quality.”
