“The existing cycleway running from Heysham Road to Sentinel Way (bordering the YHA site) is proposed to be widened to approximately 5.3 metres in width. At the north end of the cycleway this would impact upon YHG’s scheme by cutting into the site and reducing the size of the approved residential gardens, leaving houses with inadequate garden space in breach of the standards required by the Council’s New Homes SPD.”

“This element would be secured through a legal agreement (not part of the determination of this application) between both parties which is currently being drafted. In consideration of the merits of the scheme there is a need to attract weight to each element. The proposal would result in harm to the delivery of the allowed housing scheme if both were implemented.”
