“The application site comprises former equestrian paddocks and associated structures located on land to the south-east of Luffenham Road on the eastern edge of Ketton. The site lies outside the defined settlement boundary and forms part of the countryside designation under the development plan.”
“The site is bounded to the north by Luffenham Road, beyond which lies established residential development forming the edge of Ketton. To the east lies Park Farm Stud, including stabling, equestrian facilities and associated structures. To the west, the site adjoins Tithe Green Natural Burial Ground, whilst to the south the land continues into the wider Chater Valley landscape towards the River Chater and Barrowden Road beyond.”
