The brownfield site lies southeast of Aberdare Town, beside the River Dare, with existing buildings, access roads and parking areas.

“SITE APPRAISAL The brownfield site is situated to the southeast of Aberdare Town, and lies to the west of Dare Valley Country Park . The River Dare forms the northern boundary of the site and the remainder of the is surrounded by a mix of housing and commercial developments and therefore has many adjoining built structures.”

“The site itself features two main buildings along with associated access roads and parking areas. The primary access road enters from the northeast off the A4233, leading into a car park situated on the east side of the site. A secondary short road extends to another car park on the west side, just south of the single-storey building.”
