Romney Hut conversion at Existing Romney Hut (Adjacent To 1 Cynlas Drive) Cynlas Farm Cynlas Drive Hirwaun
Summary of planning committee decision
Decided by Rhondda Planning and Development Committee on 14 Aug 2025.
What was proposed
The application sought to convert an existing Romney Hut into a four-bedroom residential dwelling, retaining its main structure and adding insulated panels and a mezzanine.
“Externally, it is proposed that the roof cladding would be retained; however, would be lifted off so that an insulated layer can be introduced to the structure, whilst insulated panels (SIP panels) would be fitted to the existing steel frame. In terms of the roof and SIP panels, these would extend by one bay to the north and south and would act as external covers, thereby providing solar shading.”
Officer report
The site and its setting
The hut stands beside two dwellings on a former industrial site in open countryside, accessed by a private road from Rhigos Road.
“The application site is located on the southern side of Rhigos Road on a flat and slightly elevated former industrial site. The Romney Hut, subject of this submission, sits adjacent to two dwellings of relatively recent construction. Access to the site is via a private access road that links the site with Rhigos Road.”
“Records indicate that previous uses at the site designates it potentially contaminated and the site lies within 250m of a former landfill site. There are no protected trees on the site and there is no heritage asset located within or close to the site with the nearest listed buildings being over a mile away. The site does not appear to be at risk of flooding and lies within the sewered catchment area.”
