“The proposed garages would be sited along the northern boundary of the site with access provided via the adopted highway which runs adjacent to the eastern boundary of the site, Glan-yr-Afon. The structure would measure 9.4 metres in width by 5.6 metres in depth and would incorporate a mono pitch roof design which would measure a maximum of 3 metres in height from ground level at the rear sloping to 2.4 metres in height at its lowest point at the front.”

The site is accessed from Glan-Yr-Afon and is elevated from the level of the highway with a dwarf wall and embankment along its boundary with the highway, with the area towards the centre more level in nature.”

“Whilst it is acknowledged that the garage would be visible from the rear of adjacent properties along Glynrhondda Street, the immediate area is already characterised by a number of garages which are sited immediately to the east at the rear of properties along Glynrhondda Street. As such it is considered a garage block in this location would not be out of keeping.”

“Furthermore, the garage block would be of an appropriate design and scale, incorporating a single-pitched roof design of an acceptable height which would limit its prominence within the surrounding area. The structure would have a typical garage appearance with a typical garage door serving each unit within front elevation. Additionally, it would be finished with appropriate external materials which are common for a garage of this type.”

“The garages are to be built next to homes which will cause disruption due to noise and access. • There will be increased traffic and congestion and there is already ongoing issues with parking as Glynrhondda Street is a one way system with parking only on one side. • The condition of the lane will be further impacted by the increased vehicle movements. • The river wall has recently had to be strengthened and there is concern that the additional traffic will affect it.”
