“Each dwelling would have access to private outdoor amenity space and either on-plot or allocated parking. The proposed flats would be served by allocated spaces within communal parking areas with shared outdoor amenity space. It is noted that a total of 37 no. spaces would be provided.”

“The site is currently considered to be greenfield land, comprising of grassland and a mixture of trees and shrubbery. Ground levels within the site appear to slope gently from south to north. It is noted that an electricity pylon is located close to the north boundary of the site with the associated overhead electricity lines following a south-west / north- east alignment.”

“APPLICATION NUMBER – 25/0271/FUL REPORT The site is set within a predominantly residential area with existing residential properties being located to the eastern and southern boundaries (Trenant and Trewaun respectively). The Heads of the Valleys Road (A465) runs alongside the north and north- western boundaries, whilst a Public Right of Way (HIR/23/1) lies outside of the application site to the north-east.”
