What was proposed

The application sought six glamping pods with parking, electric vehicle charging, storage, footpaths, waste facilities and a water treatment plant.

“APPLICATION NUMBER – 23/1065/FUL REPORT The glamping pods would be arranged across the northern end of the site with access being from an existing access track to the north-west. A small parking area of 8no. car parking spaces along with a turning area and waste/recycling and bike stores would be positioned further north of the glamping pods, adjacent to the northern boundary.”

Officer report

The site and surroundings

The site is a 0.9-hectare agricultural field south and south-west of Gwrhyd Farm, accessed from Abernant Road through Parish Road and a private driveway.

“The site, which currently comprises an agricultural field, measures approximately 0.9 hectares in area with ground levels slightly sloping in a north-east to south-west direction. The field is currently enclosed by hedgerows to the south and east and a low-level timber fence to the west. The farmhouse, farmyard and other farm-related buildings are positioned immediately to the north.”

Officer report

What residents said

Three objections raised concerns about traffic, protected species, noise, rural character, drainage, inaccurate plans, year-round use and possible expansion.

“The development will result in increase in road traffic. • The road is already subject to a fair amount of traffic. • The three-way junction between Werfa Lane, Abernant Road and the track leading to Gwrhyd Farm is dangerous given that it is used daily by vehicles, cyclists, pedestrians, runners and horse-riders. • There is no visible indication of who has right of way on the junction and road markings and signs should be erected at the junction.”

“The plans and documents are inaccurate. • It is unclear how hot water and heat will be provided. • There is potential for further expansion of the campsite which would have a further detrimental impact. • There is no assurance that noise pollution and antisocial behaviour would be controlled. • Neighbouring properties within 200m of the site have not been notified of the application.”
