Single-storey rear extension at 10 Coneyberry, Reigate

Summary of planning committee decision

Decided by Reigate Planning Committee on 25 Jun 2025.

25/00773/CLPApproved

What was proposed

The application sought a certificate confirming that a single-storey, flat-roof rear extension was permitted development and did not require planning permission.

“This certificate of lawful development application seeks formal confirmation that the proposed rear extension is permitted by the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) and thus does not require planning permission.”

Officer report

The site

The site is a two-storey semi-detached house on a modest, deep and narrow plot, with residential surroundings and open space opposite.

“The dwelling is a two storey, semi-detached house, with a previously converted attached garage, set in a relatively modest, deep but narrow plot in Reigate. A garaging block can be found to the direct rear of the site and the surrounding area to the south and west is predominantly residential urban land. The dwellings in the locality tend to be well set back from the road, semi-detached or terraced and predominantly date from around the 1960’s.”

“Opposite the site to the northeast can be found Metropolitan Green Belt also designated as a Local Nature Reserve and a Site of Nature Conservation Importance. This open space opposite includes a good level of tree cover providing a soft transition from the urban to the rural. There are no significant trees likely to be affected by the proposed development and the site is relatively flat.”
