“The site was formerly occupied by a 33-metre-high Gas Holder, ancillary buildings and a water tower. However, these buildings were demolished under prior approval demolition consent ref. PL/20/1269/DEM in 2022 with the site cleared down to hardstanding. The north and south boundaries of the site benefit from existing vegetation, predominately in the form of trees, although the majority of these are situated beyond the application boundary for the site.”
