“The site is at the northwestern edge of Castle Donington and is accessed via an existing access off Back Lane. The site is adjacent to agricultural land with largescale industrial uses located to the south and east beyond the nearby railway line and Castle Donington bypass. The site consists of a number of insubstantial buildings to the west of Back Lane.”

She commented that, while it was close to the settlement edge, the site was isolated as the nearest residential neighbour was a considerable distance away, the site was cut off from Castle Donington by the railway and the lane was subject to a Traffic Regulation Order and, due to this, concern was raised over how waste would be collected.”
