Carport and garden shed at 9 Old Post Office Lane, Barnetby le Wold
Summary of planning committee decision
Decided by North Lincs Planning Committee on 22 Oct 2025.
What was proposed
The application sought retrospective permission for a carport, integral garden shed and external cladding to a bungalow.
“ASSESSMENT Site description/proposal The application is seeking retrospective planning permission for a single-storey covered canopy/shed to the south side of 9 Old Post Office Lane, Barnetby as well as for the external cladding of the existing dwellinghouse. The dwelling is a bungalow with the front elevation facing in an eastern direction.”
Officer report
Officers’ assessment
Officers found the proposal acceptable in principle and in character, but considered its size and position harmful to neighbouring residential amenity.
“However, issues relating to boundary disputes or encroachments onto neighbouring land are private civil matters between the relevant parties and do not fall within the remit of the planning system. As such, this matter cannot be considered in determining this application. Principle of development Policy DS5 of the North Lincolnshire Local Plan (NLLP) is relevant to the consideration of this proposal.”
“The carport’s location also causes a loss of outlook from the bedroom of the neighbouring property. The application is therefore contrary to policies DS1 and DS5 of the North Lincolnshire Local Plan by creating an adverse impact on the residential amenity of the neighbouring dwelling. Conclusion This retrospective application for planning permission to erect a single-storey covered external carport/shed at an existing residential dwelling is acceptable in principle.”
