“Additionally, there are a number of trees on the site, including conifers along the western boundary, a few young sycamore and ash trees visible from the road. The most important tree on the site identified by the council’s tree officer is a large, mature, multi-stemmed sycamore located in the northwestern corner of the site where the access point would be. It is desirable to retain this tree and adhere to any root protection area with respect to proximity of the building.”
“In economic terms, the proposal offers a minor contribution in terms of housing and job creation benefits during the construction phase. Nevertheless, allowing an additional dwelling on an infill plot sandwiched between built form would enable the effective use of the land. This, in turn, could bring social benefits through new social interactions. It is desirable that some existing trees on the site are retained so the scheme can benefit from ample soft landscaping.”
