Self-build detached dwelling at Swinster Lane, East Halton
Summary of planning committee decision
Decided by North Lincs Planning Committee on 6 May 2026.
The site
The site was former scrubland outside East Halton’s settlement boundary, bordered by housing and including trees, hedges, a grass verge and a drainage ditch.
“PA/2022/1498 Planning permission to erect a detached dwelling, with garage and new vehicular access – approved with conditions 28/09/2022. ASSESSMENT The application site consists of a former area of scrubland with trees and hedges along some of its boundaries. The dwelling approved under the 2022 planning application had been constructed on the site up to ridge level as of December 2025.”
Officer report
Earlier planning history
Earlier applications included refusals for a dwelling and two houses, while permission for a detached dwelling was granted in 2022 but later lost.
“…considered technical matters on the site were not formally discharged and as such planning permission for the dwelling has been lost. Therefore, the principle of residential development for a single-detached dwelling on this land has previously been considered and found to be acceptable.”
Officer report
Who spoke

“It was then moved by Councillor C Ross and seconded by Councillor C Patterson -”
“That planning permission be granted in accordance with the recommendations contained in the Planning Officers report.”
