“In this instance the application seeks permission to vary the design of the dwelling, and whilst comments have been received on the increase in size of the dwelling, it is still for a single dwelling and a section 73 application is appropriate.”

“CONSTRAINTS The proposed development is within the development limit of Goxhill which is classed as a Rural Settlement in the North Lincolnshire Core Strategy (NLCS). The site is within SFRA flood zone 1. ASSESSMENT Site and proposal The site was granted planning permission for a detached chalet bungalow with integral garages on 10/02/2023. This application is looking to vary the approved dwelling to a dormer bungalow.”

“The previous application was refused due to its overly modern appearance, whereas this application reverts to a more traditional styling and removes the large glazing panels from the front elevation, instead proposing a multiple-gabled craftsman-inspired façade. A new dormer bungalow has been constructed within the last five years, directly adjacent to this site, which also benefits from multiple gables and is a contemporary cottage design.”

“A landscaping plan for condition 9 of PA/2022/1927 was discharged; with the proposed trees and landscaping still proposed as part of the site location plan, a condition will be used to ensure these landscaping works are carried out should this permission be granted. Conclusion The application to vary condition 2 of PA/2022/1927 dated 10/02/2023 is not considered to have any adverse impacts on character, setting or residential amenity.”
