“These west-facing windows currently receive natural light throughout much of the day, particularly during the afternoon and evening. Given the limited separation distance and the eastern siting of the extension, the proposal would fail the 30-degree rule and result in an unacceptable loss of light to the aforementioned windows through increased overshadowing. In addition to this, number 38 is a bungalow and the affected elevation also functions as its front elevation.”

“Drainage impacts The site lies within flood zone 2/3a (tidal); however, the proposal would be largely over existing built form, with the rear element over hardstanding. As such, it would not increase flood risk and accords with policies CS19 of the Core Strategy and DS16 of the North Lincolnshire Local Plan.”
