Rear extension, bay window and porch at Lochnagar, Ferry Road, Graizelound, Haxey

Summary of planning committee decision

Decided by North Lincs Planning Committee on 14 Jan 2026.

PA/2025/1306Approved

The site and surroundings

The site lies partly within development limits and within the Area of Special Historic Landscape Interest, while the proposal itself is within development limits.

“CONSTRAINTS The site is situated on flood zone 1 land, is not within a conservation area, and there are no listed buildings within the setting or sight lines of the site. It is noted that the proposal falls within the LC14 Area of Special Historic Landscape Interest (ASHLI) in the North Lincolnshire Local Plan. It is also noted that the northern section of the garden is situated outside the development limits.”

“design and impact upon the character of the area • residential amenity • heritage impacts. Principle of development The site falls part in and part outside of the defined development limits of Graizelound, as identified in the Housing and Employment Land Allocations DPD. It should be noted that the proposed development is wholly within the defined development limits.”

Officer report

Why officers supported it

The development was considered proportionate, well related to the dwelling, and unlikely to harm the area, residential amenity or historic landscape.

“…still leave a significant amount of open space within the site. Built development to the rear is already established through existing extensions and outbuildings. While the proposal is larger than what it replaces, it would not appear dominant within the plot or its surroundings.”

“…of permitted development rights is not considered justified, as national policy requires clear justification for such restrictions and the proposal would not give rise to a reasonable likelihood of harm to the historic landscape.”
