Summary of planning committee decision

Decided by North Lincs Planning Committee on 11 Feb 2026.

PA/2025/1277Approved

What was proposed

The application sought permission to change an existing annexe into a holiday let.

“ASSESSMENT Site characteristics and proposal The proposal relates to the change of use of an annexe associated with the dwelling, Red Chimneys, into a holiday let. The annexe is set towards the corner at the front of the site. It is a single-storey, brick-built, modest-sized structure within the curtilage.”

Officers’ recommendation

Officers recommended approval because settlement policies supported tourism and the proposal would not harm the area, neighbours, drainage or highway safety.

“Therefore, the change of use would not detract from the character of the residential area as there would be no intensification of the site/property, being single-bed accommodation. Consequently, the proposal would be in accordance with policies CS5 of the Core Strategy and DS1 of the local plan.”

“Conclusion This proposal seeks to change the use of an existing annexe into a holiday let. Proposals for guest accommodation within the development boundary of a settlement are generally supported by policies R13 and R14 if they would support tourism in the area. Consequently, this proposal is considered acceptable in principle.”
