Two farm cottages at Greenland Farm, Godnow Road, Scunthorpe
Summary of planning committee decision
Decided by North Lincs Planning Committee on 3 Jun 2026.
The site and surroundings
The site is in open countryside outside Crowle’s development boundary, within flood zones 2 and 3, and lies within an existing farmyard.
“In this instance, the development plan consists of the saved policies of the North Lincolnshire Local Plan, the North Lincolnshire Core Strategy and the Housing and Employment Land Allocations DPD. Other material considerations include the National Planning Policy Framework (NPPF) and a suite of supplementary planning documents.”
“The proposal accords with the need to site development in locations with accessible services. The proposed dwellings are to be used by employees of the agricultural business that operates on the site, T C Brears & Sons, to allow a presence to be on site and ensure all the vehicles and equipment are secure. The application site already benefits from an existing outline permission, with these dwellings within the previously permitted red line boundary.”

The committee’s decision
The committee granted planning permission in line with the recommendation, removing four contamination conditions and replacing them with one condition for unexpected contamination.
“Resolved – That planning permission be granted in accordance with the recommendations contained within the planning officer’s report, subject to the removal of conditions 6, 7, 8 and 9, and replaced with the following conditions:”
“If, during development, any odorous, discoloured or otherwise visually contaminated material is found to be present at the site, then no further development shall be carried out until a written method statement, detailing how this contamination shall be dealt with, has been submitted to and approved by the local planning authority. The approved method statement shall be implemented in full prior to any further development taking place on the site.”
