Why permission was refused
The committee found the building unsuitable for conversion and lacked sufficient evidence on drainage, flooding, the flood risk assessment and sequential test.
“The current building on site was in poor condition and, given the need to raise finished floor levels, it was not considered that it was capable of conversion. Insufficient information had been provided to satisfy the local planning authority that a suitable drainage strategy can be achieved for the site in relation to both foul and surface water, and that development would not result in an increased risk of flooding to neighbouring properties or the wider network.”
