“There are residential properties to the east, north and south of the site, and a primary school adjoins the site on its western side. Crowle market place and town centre are further to the west. The site is within flood zone 1. The site extends to 2.06 hectares in area; it is predominantly allocated as a housing site under policy CROH-1 for 86 dwellings and the site rises gradually from south to north.”
