Plot 6 house changes at Agriculture Land, South View, Humberston

Summary of planning committee decision

Decided by North East Lincs Planning Committee on 26 Nov 2025.

DM/0838/25/FULApproved

Why officers supported it

Officers considered the revised house would remain in keeping with the estate and would not unreasonably affect surrounding amenity, drainage, access or ecology.

“Taking all aspects into account, it is considered that the proposal would not have an unreasonable impact on the amenity of the surrounding area and footpath and would accord with Policy 5 of the NELLP. 4) Drainage The site has been approved previously and an acceptable surface water drainage scheme agreed. As with the most recent previous approval, ref. no. DM/0354/25/FUL, the applicant seeks to maintain the previously agreed drainage approach.”

“Despite this, the dwelling would remain of a similar scale to the surrounding properties of the new estate and from the front would be almost identical to the approved design. Whilst the additional massing would be more evident to the side and rear, particularly from the footpath and the allocated housing site to the east, which has an extant outline permission, the scale and positioning would be such that the amenities of users and future occupiers would not be unreasonably…”

Committee discussion

Members described the changes as an improvement or betterment, considered separation and overlooking, and rejected the village council’s concerns.

“Councillor Hudson didn’t accept the comments made by Humberston Village Council. He said that the development would be smaller as a result of the changes. Councillor Hudson seconded the proposal to approve the application.”

“Councillor Lindley said that what was proposed was an improvement. He said that Humberston Village Council had objected to the scheme as a whole but there was no overlooking as a result of the variation and there was a good separation. Councillor Lindley said that he would be supporting the proposal to approve the application.”
