Side extension and loft conversion at 41 Milton Grove, Bletchley, Milton Keynes

Summary of planning committee decision

Decided by Milton Keynes Planning Panel on 20 Nov 2025.

PLN/2025/1621Approved

What was proposed

The application proposed a pitched-roof side extension, front porch, skylights and rear dormers to create a loft conversion.

“Proposal: Proposed side extension, loft conversion and front porch at 41 Milton Grove, Bletchley, Milton Keynes, MK3 5BQ”

“The application seeks permission to erect a pitched roof, 1.5-storey side extension protruding 4 metres from the existing southern side elevation, with a depth to match the existing dwelling at 5.05 metres. Additionally, the erection of a front porch is proposed with a pitched roof protruding approximately 1.55 metres from the existing front elevation and 3.22 metres in height to match the existing ridge height, located centrally on the front elevation.”

Officer report

The site and its history

The site is a semi-detached bungalow on a corner plot, and an earlier application was refused over highway safety concerns.

“The application site contains a semi-detached bungalow that occupies a large corner plot at the junction to Milton Grove and Shelley Drive. A front garden with a low height wall is present to the front of the property, dividing the site from the adopted highway. To the rear of the plot is a garden with mature vegetation, which also runs along the southern side boundary.”

“Refused July 2025 due to conflicts with policies CT2 and CT10 of Plan:MK. This application included a driveway to the front of the property, accessed through the existing pedestrian dropped curb at the corner of the plot, raising highway safety concerns, both for pedestrians and vehicles.”

Officer report

What members discussed

“PLN/2025/1621 - 41 Milton Grove, Bletchley, Milton Keynes, MK3 5BQ Gabriel Kenyon, Graduate Planning Officer introduced the application for PLN/2025/1621 at 41 Milton Grove, Bletchley, for a side extension, loft conversion, and front porch. Officers noted conflict with Policy HN9 but confirmed ground-floor living facilities would remain and that the recommendation was for approval.”

“The Chair, seconded by Councillor Montague proposed the recommendation, for debate for Item 5c – PLN/2025/1621 which was that: Permission be granted subject to the conditions set out in the main report. During the debate, Members made the following points: • That loss of bungalows was unfortunate, but that the Panel could not prevent it. • That ground floor living was still provided, and that application provided accessible living with added flexibility.”
