The brownfield site lies within the existing factory, beside residential, agricultural, commercial and solar-farm land, with access from Moneymore Road.
“The proposed development is located on brownfield land within the confines of the existing Dale Farm factory. The site is currently populated with numerous tanks and enclosing walls. The site is bound to the south, east and west by fencing and interspersed hedgerow. To the north the site is bounded by a wall. The surrounding land uses of the site are residential to the northwest, agricultural to the east, commercial to the west and a solar farm to the south.”

An earlier factory extension was approved in 2017, while part of the current site lies outside Dunman’s settlement limit.
“This shows the area below the existing factory is outside the settlement limit of Dunman, and the red line extends beyond, so pf the proposal lies within the settlement limits and part outside it. “The significant visual presence of this large extension is noted and acknowledged but is acceptable, due the size and scale of the exiting factory and the proposals proportionate nature to it, the setback location and existing development between the factory and the dual carriageway. Based on the scale of the proposal, I would not consider it to be a major increase, this policy criteria listed within PED3 has been met.”
