Earlier applications
An earlier application for an additional bedroom and bathroom at the property was approved in June 2025.
“Application Site No 18 No 20 Lisnastrane Road Planning History LA09/2025/0351/F - Extension for additional bedroom and bathroom - 18 Lisnastrane Road, Coalisland - 25.06.2025 – Approval M/1990/0017 - Extension to Dwelling - 20 Lisnastrane Road, Lisnastrane, Coalisland - Approval…”
Officer report
Why officers recommended refusal
Officers considered the extension’s scale, massing and design out of keeping with an area characterised by detached bungalows.
“Permission was granted under LA09/2025/0351/F for a single storey extension to provide an additional bedroom and bathroom on a similar footprint than what is proposed in this application in June 2025. Officers are concerned the 2-storey element to this proposal is considered out of keeping with the character of the surrounding area. The agent was advised of these concerns and advised to redesign the scheme as the current one submitted was not acceptable.”
“It is not the concept of a two storey extension that is deemed unacceptable, what is considered unacceptable in this instance is that the extension is to a bungalow, which happens to also be semi-detached within an area that is characterised by detached bungalows. As can be seen above, the scale, massing and design of this extension would be out of keeping and detracting from the appearance and character of the surrounding area.”
Officer report
Withdrawal was discussed
A councillor said the applicant wanted to withdraw the application, while officers advised that written confirmation was needed.
“Councillor Kerr advised that that the applicant had been in contact with him to say he wanted to withdraw the application. The Councillor stated that from speaking with officers he understood this needs to come in writing from the applicant and proposed that the application be deferred tonight to allow confirmation of the withdrawal to be submitted.”
“The HSP stated that because there has not been written confirmation of the withdrawal the most appropriate course of action would be to defer the application tonight in order for the written confirmation of withdrawal to be submitted.”
