Officers considered the renewal unchanged, acceptable as an exception to policy, and suitable because the site could absorb a dwelling without harming rural character.

“Development in the countryside is controlled under the provisions of PPS 21 Sustainable Development in the countryside. Policy CTY 1 provides clarification on which types of development are acceptable in the countryside. Given this is an in-time renewal application, there is a principle for the development of a dwelling at this site.”

“There is no material change to the nature of the site and it is agreed that a well designed dwelling with a ridge height restriction of 6.5 metres would be appropriate for the context of the site and not be a prominent feature in the landscape. The site remains largely out of site from the main road and long established natural screening ensure the site will not rely on new landscaping for a dwelling to integrate.”
