The site is an irregular shaped plot located to the rear of existing development, comprising three dwelling (no. 32A, 32 & 34 Corlea Road) and a farm group, running along the west side of Corlea Road.”

The applicant’s evidence described historic dwelling use, but officers considered it insufficient and identified another building as the original dwelling.
“Taking account of the above it was acknowledged the applicant cannot yet avail of another potential opportunity under policy CTY 10 which allows for a dwelling every 10 years given the approval for the applicant’s daughter under planning application LA09/2017/1798/F (Granted 7 th June 2018 - 10 years later 7 th June 2028) hence the current proposal for a replacement dwelling.”

The Councillor also felt the height of the building is more suggestive of a dwelling. Councillor Varsani also referred to the laneway and that such a laneway usually ran past a homestead.”
“Councillor McElvogue stated he attended the site visit and that upon entering the building you could see an old stone wall and that along with the window in the gable wall he felt the building definitely looked like it would have been a dwelling in the past.”

“Councillor Varsani proposed that the application be approved. Councillor Varsani stated that those Members attending the site visit spent a lot of time at the building and it was felt that there was enough to say that the building had previously been a dwelling.”
