Farm dwelling and garage at Land approximately 60M North East of 30 Annaghnaboe Road, Coalisland
Summary of planning committee decision
Decided by Mid Ulster Planning on 3 Mar 2026.
The site and surroundings
The site is a flat agricultural plot outside settlement limits, accessed by an existing driveway and enclosed by vegetation, buildings and boundary fencing.
“30 Annaghnaboe Road. The driveway serving the site is bound to the north side and in part to the south side, to the front of the farm group at no. 30, by mature hedgerow and tree vegetation. The remaining south side of the driveway is undefined on to the farm group. An agricultural gate provides access off the driveway into the site and wider host field.”
Officer report
Why officers recommended approval
Officers considered the farm active, the site visually linked to an established farm group, and the proposal acceptable for rural character, amenity, access and natural heritage.
“Exceptionally, consideration may be given to an alternative site elsewhere on the farm, provided there are no other sites available at another group of buildings on the farm or out-farm, and where there are either: • demonstrable health and safety reasons; or • verifiable plans to expand the farm business at the existing building group(s). In such circumstances the proposed site must also meet the requirements of Policy CTY 13(a-f), CTY 14 and CTY 16.”
“1.8m high intervening between it and a potential dwelling on site to protect its private amenity; and whilst owing to the existing party boundary of the site with no. 34A being a post and wire fence and line of spaced trees, I considered depending on the siting of any potential dwelling there could be a degree of overlooking through gaps, I also considered this could be overcome via planting.”
