Officer report
The site and surroundings
The site was an overgrown roadside plot within Orritor’s settlement limits, near homes, local amenities and a primary school.
“…permitted. • The outline drawing also lacks details on proposed height of properties. As this is an outline application, there is no requirement for elevational drawings to be submitted at this stage. Having visited the site and considered the surrounding context, I have no concerns that a reasonably designed dwelling with a ridge height of approximately 7.5/8m would appear as a prominent or intrusive feature within the landscape.”
“Orritor Primary School lies around 0.61 km to the west. While the area presents the characteristics of a small village, it also exhibits a rural character, with scattered agricultural fields throughout the vicinity. Description of Proposal…”
Officer report
Concerns from a neighbour
One objection raised concerns about footpaths, traffic, road safety, boundary treatments, biodiversity and missing dwelling-height details.
“…and signatures Summary of Issues The Objection concerns presented by [name withheld] – No. Killycurragh Road are summarised below: • Lack of Completed Footpath Infrastructure - The proposed site is adjacent to Killycurragh Road, which is heavily used by both residents and schoolchildren. However, the outline drawing is currently an incomplete pedestrian footpath leading towards the bus stop and the rest of the road.”
“Vehicles frequently travel at excessive speeds, and there have been multiple near misses recently, raising concerns about road safety. It is dangerous from my own entrance and an entrance even closer to the corner would pose a high risk of accident. A full road safety audit and traffic survey should be undertaken before this application proceeds, to ensure the proposed development does not exacerbate already unsafe conditions.”
Officer report
