The application proposed two infill dwellings with garages between 62 and 66 Cavanreagh Road.

“68m in length to accommodate two dwellings, whereas existing plots accommodating a single dwelling and garage averaging from approx. 31m to 60m. It was stated that this is contrary to policy. However, this point appears misplaced, as it instead reinforces that the gap is only capable of accommodating a maximum of two dwellings. I am satisfied that the site is of sufficient size to provide adequate private amenity space and would not represent overdevelopment.”

“The site is located within the open countryside and lies within the Sperrin Area of Outstanding Natural Beauty, as designated in the Magherafelt Area Plan 2015. The site comprises of a section of grassland measuring approx. 0.33 hectares on land situated between Nos. 62 and 66 Cavanreagh Road, Draperstown. The red line boundary encompasses a roadside portion of a larger agricultural field, the topography of which is relatively flat.”
