“In this instance the application is proposed for a dwelling and garage in an existing cluster therefore this application will be considered mainly under CTY2a (New Dwellings in Existing Clusters) of PPS21, CTY 13, 14 and 16 will also be considered in terms of integration, rural character and sewage disposal.”
“The application site is located between an existing farm holding to the west, which includes a dwelling (No. 35) and several agricultural buildings, and a small rural development known as Beagh Terrace to the east. The agricultural buildings associated with the farm cannot be counted towards the building threshold required to establish a cluster.”
