“The site slopes downwards to the north towards the Ballinderry River and an area of dense vegetation along that river bank. Immediately to the north west there are the ruins of Derryloran Church of Ireland which is a monument in state care. Derryloran industrial estate is located immediately to the west and is separated from the site by the Sandholes Road which at times can be an extremely busy road, particularly at peak times.”

“Through discussions and negotiating with DFI Roads who raised concerns about the proposal, the scheme was reduced to 6 units. Approval will involve the amendment of four of the conditions: nos. 4, 6, 9, and 10 to include the wording ‘(except for units 08, 09, 14, 15, 16 & 17)’. All the other conditions would remain unchanged. There are no design or layout changes and so PPS7 would remain adhered to as previously assessed.”

“As this application is amended to allow for 6 units it would not result in intensification of use of the existing access. Development Control: Roads consider intensification to occur when a proposed development would increase the traffic flow using an access by 5% or more as per DCAN15.”
