“This current application is brought to the Planning Committee with a recommendation for refusal for the following reason: Planning Policy Statement 15: Planning and Flood Risk, under Policy FLD 1 this proposal meets the exception for development in a floodplain and requires the submission of a Flood Risk Assessment which has not been submitted.”

In the absence of a FRA we are unable to assess the impact of flooding to the proposed development, therefore this application does not comply with FLD 1 of PPS 15.”
