The area surrounding the application site is predominately rural in nature, comprising undulating agricultural land interspersed with single dwellings, ancillary buildings and farm groups.”

Officers found that the farm business was not established for six years, the building was not necessary, and the proposal would be prominent and poorly integrated.

“…farming for 6 years. Some additional information in the form of invoices for farm machinery and works were submitted however the earliest date on these documents is 10/01/2024. The applicants advised that they were current in the process of preparing their accounts to claim payments for the upcoming year.”

“These points were also discussed at an internal group meeting with the senior planner it was agreed that the applicants had not been farming this land long enough to warrant consideration of a new building on it.”
