The site and surroundings

The 0.13-hectare rural site contains a partly built 480-square-metre shed near Crossland Road and nearby homes.

“Summary of Issues Characteristics of the Site and Area The site of the proposed development is located in the rural countryside approximately 1 mile north east and outside of the Swatragh settlement limit as defined in the Magherafelt Area Plan 2015. The 0.13 ha site comprises the western corner portion of an agricultural field which is sited next to the Crossland Road, with the existing access via the same road.”

Officer report

“– Permission Granted Mar 2009 Representations To date no third party representations have been received.”

Officer report

Consultation responses

DfI Roads raised no objection subject to a condition, Environmental Health confirmed no residential amenity harm, and the proposal passed ecological assessment.

“It is however the case that the shed proposed in this case does not integrate into the local landscape, and this is evident from site photographs taken of the works completed so far. The proposal fails on criteria point ‘c’ of Policy CTY 12. The proposal will not have an adverse impact on the natural or built heritage and so complies with criteria point ‘d’.”

“PPS 3 – Access, Movement and Parking The proposal incorporates a new access onto the Crossland Road. DfI Roads were consulted and provided no objection to the proposal subject to a condition. The proposal does not offend Policies AMP 2 and AMP 3 of PPS 3.”

Officer report

Committee action

The committee agreed to defer the application for an office meeting earlier in the meeting.
