“Access will be through the existing adjacent Creagh Business Park. The site is surrounded by industrial development to the north and northwest and by an existing waste facility to the south west. The immediate industrial lands adjacent range of B2 Light Industrial, B3 General Industrial, B4 Storage and several waste uses. Adjacent land is constrained as located within flood plain.”
