The proposed application site is a small rectangular shaped plot with mature hedging and trees located to the western boundary. The eastern boundary is defined by an existing 0.6 metre wall which is located on the boundary with No.10 Colliers Lane.”

“This application was before the Planning Committee in June 2023 where it was recommended as a refusal. At that meeting the application was deferred for a meeting with the Service Director. A meeting took place on 27 July 2023 and it was advised to get together with interested parties and consider overall concept for the development of the land as it is inside the settlement limits.”
“Following the meeting a revised proposal was submitted, this provided details about the access and a concept to show how the other lands could be developed. Consultations were issued and neighbours notified.”

It is reasonable to assume the 7 metres separation distance is from the owner of the septic tanks property, as they will be able to take action to rectify any problems with the septic tank.”
